  • Overview

    MWP acquired the brownfield site, a large Victorian house and grounds, in 2018 having identified the potential to join into the existing complex of apartments, which was owned by a long-standing partner. We progressed the scheme through planning and worked in partnership to deliver a turn-key development, which included 15No. Newbuild apartments (Passivhaus certified) and a deep-retrofit of the existing 23 apartments (EPC A).

  • Planning & Design

    We first obtained planning permission in 2019, but went onto significantly revise the scheme through a section 73 application, which was subsequently granted at the end of 2020. Although this meant delaying the project, it also allowed us to re-design the project to Passivhaus principles and ensure that the scheme could be certified.

  • Technical & Construction

    The new-build element was our first Passivhaus project and we opted for a 300 mm thick twin wall timber frame. The new build portion, compiling of 15 flats, began in April 2021 and took 16 months to complete. The retrofit of 23 No. Apartments followed in April 2022. The retrofit took a fabric first approach – having undertaken a full window replacement, re-roofing and EWI being installed. Following the retrofit, these f lats have achieved EPC A.
